Questions to bring into the conversation
Are the initial consultation and design free?
Your initial consultation and design are provided at no cost. Payments begin when you choose to move forward with an agreement.
When do I start paying, and how do progress payments work?
You begin with a 10% deposit when you move forward with an agreement. Further payments are tied to your approval of engineered plans, completion of concrete, completion of framing, rough electrical and rough plumbing. A final payment of $3,000 is due at the final walkthrough and approval. Your agreement details the amount due at each milestone. See the payment milestones.
What qualifies as an accessory dwelling unit?
The applicable planning category depends on your jurisdiction, the proposed facilities and the intended use. Describe the kitchen, independent living arrangements and occupancy to the reviewing authority so the design follows the correct requirements.
Does every Arizona property qualify for an ADU?
Do not assume that. The municipal statute has applicability limits and exceptions, and the actual parcel requires review. Identify the jurisdiction, zoning, site conditions, and intended use before committing to a design.
Can a family member live in the new home?
Describe the intended occupancy to the relevant authority and project team. Then plan the rooms, privacy, services, and daily routines around that person. A family-use brief still needs property-specific review.
Does a city approval settle the HOA requirements?
Review municipal and private requirements separately. Arizona’s municipal ADU statute does not prohibit private restrictive covenants. Obtain the current documents affecting the property and clarify the applicable association process.
Are the plans and images on this site construction documents?
The catalog presents design concepts. Final dimensions, coordinated drawings, engineering where required, selections, and property approvals remain part of developing an actual project.
Are these city-preapproved plans?
The catalog concepts do not carry a claim of municipal preapproval. If a city or town program interests you, verify the specific design, availability, usage rights, and remaining site requirements with that authority.
Can I change a concept floor plan?
Use the concept as a starting point and identify the features you want to preserve. Changes should be reviewed together with the site, room use, technical requirements, and written scope.
How do I choose between a studio and a separate bedroom?
Compare furnished plans around the occupant’s routine. Consider privacy, visitors, storage, laundry, and the amount of shared living space. The preferred arrangement should support actual daily use.
What should I prepare for a parent living nearby?
Include the parent in the brief. Discuss the arrival, movement through the home, bedroom and bathroom needs, storage, visitors, and outdoor space. Ask the design team to review changing needs and seek appropriate specialist input where useful.
Is a garage conversion automatically less expensive?
The existing structure and proposed use need assessment. Compare required investigation, structural and service work, finishes, access, and restoration before comparing it with new construction.
How much do your ADUs cost?
Our ADUs start at $250 per square foot of enclosed gross area. Each plan shows its size-based starting price; a 600-square-foot concept starts at $150,000. Your property, selections and additions shape the personalized quote. Permit and jurisdictional plan-review fees and fill are excluded, and kitchen and laundry appliances are owner supplied. See our ADU pricing guide for the full starting-price basis.
Are the rendered finishes included in the starting price?
Renderings may show optional upgrades, furnishings, landscaping and outdoor features. Base bathrooms use the specified fiberglass shower or tub/shower insert; bathroom tile and glass shower enclosures are upgrades. Kitchen and laundry appliances are owner supplied. Your written scope and allowances define what is included.
Why are utility records requested early?
They help identify the provider, existing arrangement, and questions to investigate for the added dwelling. The actual connections and proposed scope still require the appropriate professional and authority review.
How long does the ADU process take?
Allow about 30 days for planning, 60–90 days for permitting and 3–5 months for construction. These are planning estimates. Property conditions, design decisions, jurisdiction review, inspections, material availability and approved changes can affect the schedule. Construction follows required approvals and project readiness. Our process guide explains the stages and Buildertrend updates.
What should I bring to the first conversation?
Bring the address and parcel information, any existing plans, site photographs, intended occupancy, essential rooms, and applicable association documents. Mark unknowns so the team can identify the next information needed.
What warranty do you provide?
We provide a two-year workmanship warranty. Manufacturer warranties are separate, and our team helps you with applicable manufacturer warranty requests.
What types of projects do you build?
We build custom homes, ADUs and garages, along with pools and custom landscaping for our clients. Each project has its own scope and estimate. Pools, landscaping and other additions are separately scoped and priced.
Do you offer financing?
We do not offer financing. Clients who finance their project arrange their own funding, often through a home equity line of credit (HELOC). Your lender can explain eligibility, available funding and repayment terms.
