Review the site from both front doors
We discuss the walk from parking, the existing home's outdoor spaces and the proposed ADU entrance. The design should make arrival comfortable while giving each household a useful place outside.
ADU BUILDERS OF ARIZONA · GOODYEAR
We design and build Goodyear ADUs around how the new home will feel from arrival to everyday living. ADU Builders of Arizona develops your custom design, coordinates the property and permit information, and manages construction with Buildertrend schedules and updates. We consider the outdoor relationship, utility routes and finish choices together so the estimate describes the home you want to create.
Your initial consultation and design are at no cost.

CUSTOM DESIGN. COORDINATED CONSTRUCTION.
The same layout can feel very different when its entrance or main windows face another direction. We connect those design decisions with the practical work needed to build on your Goodyear property.
We discuss the walk from parking, the existing home's outdoor spaces and the proposed ADU entrance. The design should make arrival comfortable while giving each household a useful place outside.
We develop the windows, doors and shading ideas alongside the bed, seating and work areas. A garden-facing living room or sheltered entry should support ordinary use as well as the exterior design.
Our team coordinates the architectural and engineering information for the proposed project and its permit package. Utility connections, access, site questions and finish choices are brought into the written scope.
We coordinate the construction work and share your schedule and progress through Buildertrend. The agreement documents the included work, allowances, selected additions and payment milestones.
A CLOSER LOOK AT YOUR GOODYEAR PROPERTY
A Goodyear ADU should feel connected to your home while giving its occupants a comfortable place of their own. We bring entry placement, shade, privacy and service routes into the first design discussion. The city’s development guides then help frame the site-specific package, including the separate questions that remain even when a pre-reviewed housing plan is considered.
Goodyear’s SMART guidance separates approval of a plan set from permission to build it on a particular property. The owner must obtain the plan author’s permission, and changes can require further review.
We compare the desired design with the property and confirm the intended review route. Our collection is architectural inspiration, not a claim of SMART approval.
An entrance can face the courtyard without placing the bedroom directly in view of the main patio. Consider where people will walk, sit and gather as the sun and use of the yard change.
We test doors, windows and outdoor seating on the site plan while matching the main home’s architectural character and your preferred way of living.
A complete proposal needs more than an attractive elevation. Goodyear’s development library includes distinct building, planning and civil resources; the relevant documents depend on the proposed work and site.
We coordinate the building layout with service connections, existing improvements and any site information identified through the review process.
TURN THE IDEA INTO A BUILDABLE PLAN
Your Goodyear project needs a coordinated design and a review path that fits the property. These are the questions we help organize before construction begins.
Identify the actual address, intended living arrangement and proposed building position. Use the Development Center’s due-diligence resources to clarify the relevant review questions.
Coordinate the applicable building and site information. SMART guidance specifically identifies site, grading, utility and other supporting documentation; a pre-reviewed plan is not a complete property submittal.
Confirm the correct submittal guide with the Development Center, address the project’s review comments and follow the applicable approval and inspection process before treating a concept as ready to build.
We coordinate design, engineering and permit preparation for the agreed scope. The reviewing authority confirms the required approvals; any applicable HOA review is a separate step. Your construction schedule follows the approved plans and project conditions.

A STARTING POINT. YOUR OWN DESIGN.
Compare a shared courtyard with a more independent side approach. Show where a guest carries luggage, where the main household sits outside and which windows need privacy. We use that site conversation to help decide whether the concept's front door and main living opening belong where they are shown.
Then work inward: a large window needs a useful relationship to the sofa, bed or desk beside it, and a shaded threshold needs enough room for the way people arrive. Goodyear's SMART program addresses a separate design-review route, outlined below; our custom concepts still need property-specific coordination and the applicable approvals.
These are architectural design concepts for discussion. Your parcel, intended use and approved plans determine what can be built. We can adapt a layout or start from scratch, matching your existing home’s architecture while shaping the design around your vision.

Enclosed gross area is the starting point. Your Goodyear property, finish selections and additions shape the personalized quote.
Explore the Cost GuideYour building size is the starting point. These property decisions help define the complete scope.
Patios, shade structures and paths can turn separate buildings into a comfortable shared property. Define which pieces are included in the ADU project and which are optional additions.
A route that avoids a pool, paving or established landscape may change the work involved. We consider both the connection and the restoration in the site discussion.
Rooflines, window proportions and finish selections help the ADU complement the main home. We connect those choices to the written scope so the estimate reflects your intended result.
Your written quote identifies the building work, agreed site work, selections and allowances.
Permit and jurisdictional plan-review fees and fill are excluded from the base price. Kitchen and laundry appliances are owner supplied. Renderings can show optional upgrades and outdoor features.
LOOK A LITTLE CLOSER
These local considerations give your property review a useful starting point. We connect the planning questions to the design and construction decisions they affect.
Return to official resourcesGoodyear’s SMART program provides a route for reviewing residential designs before they are tied to an individual property. When we reviewed the official page, the listed plan categories were seeking submissions. Confirm current availability directly; the existence of a program does not establish that a particular plan is available.
The city also explains that a preapproved design is not a construction permit. Property-specific documentation and review remain part of the process. Our displayed ADU concepts are design inspiration, with no claim of municipal approval.
Draw the route from the street or parking area to the proposed entrance. Decide whether that route should feel shared with the main home or more independent. Show gates, turns, lighting locations, and places where a person might need to pause with groceries or luggage.
Compare the new entrance with the main home’s outdoor seating and primary windows. A courtyard can create a welcoming common point; a side entry may give both households more separation. Test those options using the actual buildings and property edges rather than a generic backyard illustration.
Choose the rooms that need a view, the spaces that need privacy, and the outdoor area most likely to be used. Then discuss orientation, window size, and exterior shading with the design team. The same floor plan can feel different when rotated or placed beside a taller existing building.
Use realistic furniture on the drawing. A large window needs to work with the bed, sofa, or desk beside it. A covered outdoor area needs a useful relationship to the kitchen and door. Develop those decisions together so that the architecture supports the ordinary day as well as the exterior image.
Gather the available records for water, wastewater, electricity, and existing improvements. Confirm the providers and the information needed to evaluate the added dwelling. Keep the service route visible on the site concept, including any existing paving or landscape that may be affected.
Ask what site investigation, drainage coordination, access protection, and restoration are required for the proposed work. Separate known conditions from assumptions. This allows the team to discuss an initial design direction while identifying what must be resolved for a more complete scope and price.
Describe who will use the home and how often. A parent living nearby, an adult child establishing independence, and visiting family each bring different priorities. Include laundry, storage, work space, ease of arrival, and outdoor privacy in the discussion before selecting decorative details.
Bring the address, parcel information, site photographs, and any existing drawings. Obtain current association documents when applicable. A useful consultation connects those records with the way you want to live and produces a clear list of next decisions, rather than treating an attractive rendering as a completed project plan.

Talk about my Goodyear propertyWe can develop those changes during custom design, coordinating them with the interior layout, structure, property conditions and applicable requirements. The catalog is a starting point; the final openings need to be shown in the project documents.
No. Our displayed plans are design concepts. Goodyear's SMART program is separate, and its design approval does not itself grant a construction permit. The actual property and required project documents still need review.
We discuss the intended occupant, room needs, proposed building area, arrival route, outdoor privacy and known services. Bring the parcel information, site photos, available drawings and any applicable association documents so we can identify the next design decisions and property questions.
No. Goodyear’s guidance says a pre-approved plan is not a construction permit and identifies site-specific documents that remain part of the application. The property, service connections and other applicable review requirements still need to be addressed.
Yes. That can be a useful way to establish the entrance, privacy and relationship to the main house. We then shape the rooms around those priorities and the reviewed building area, keeping optional outdoor features clear in the project scope.
No. The collection offers floor plan ideas and visual inspiration. We can adapt a layout or begin with a custom design, then coordinate the exterior with your existing home and your Goodyear property.
